A capital expenditure is incurred when a business spends money either to buy fixed assets or to add to the value of an existing fixed asset over a fixed time period. ‘Capex's’ are used in the property industry to maintain and upgrade their property assets and to maintain the value of such assets. Certain elements that may fall within this category are painting, roof replacement works, cladding and window replacement works etc.
Planned maintenance is a technique of establishing the issues of an existing property or structure is in at a certain point in time. It identifies what building elements will require work in the short, medium or long term of the asset and provides accurate costs against each item. Certain elements that may fall within this category damaged windows and galzing, blcoked and broken rainwater gutters, missing roof tiles etc.
A Capital Expenditure and Planned Maintenance Report is therefore an assessment of an existing asset to determine works required to that property at a particular point in time. A typical Capital and Planned Maintenance Report identifies the problems with a building (in an easy to read, logical order), recommendations on the repair works required, a time frame in which these works are required and a cost against these items based on quantifiable measures using up to date market costs.
The reports can be standard or bespoke and will vary depending on the clients requirements, building type, age and size. The reporting period of the report can also be tailored to the client’s requirements and can be based on any time frames ranging from 1 year to 25 years plus.
